A short train ride is only one part of choosing where to live. This guide puts verified morning trains beside station performance and recorded home prices, so you can decide what is worth investigating.

Our scope is Surrey and nearby London-border places — not a national ranking. Here, “under 30 minutes” means 30 minutes or less. We include direct trains only and rank station-wide Time to 3, not the reliability of a particular London service. Stations exactly at 30 minutes are included and identified.

How we rank
Reliability rank remains based on Time to 3. Prices use the selected home type; separate neighbourhood medians are not combined.

How we rank commute reliability

Reliability orders eligible stations by ORR Time to 3, highest first: recorded arrivals within three minutes of schedule. Ties use fewer scheduled calls not calling, then shorter checked train time, then a stable station identifier. Prices never enter this order. Missing or low-quality figures stay unranked and appear last.

Time to 3 uses recorded stops; scheduled trains not calling uses scheduled stops. These different denominators do not add to 100%. ORR flags fewer than 56 scheduled stops, or fewer than 50% of expected stops recorded, as low quality. We do not rank those figures.

Railway period 6 of 2026–27 · provisional, revisable station-wide management information. Download checked 2026-10-23, matching the stored ORR file; not the April–June national quarterly release. Station-wide history covers all calling trains, not just the London service or your commute.

Times are the shortest verified direct, single-train itineraries returned for arrival by 08:00, 09:00, 10:00 UK time on 28 Oct 2026, checked 23 Oct 2026. Only the existing catalogue terminal is queried. Not an all-day fastest service, typical journey, door-to-door time or frequency survey. Peak frequency and a combined Commute score are not available; no composite is calculated.

44 catalogue station/terminal pairs checked; Surrey and nearby border places only, not an exhaustive London commuter-belt comparison. One place represents each station (the same-named catalogue town where available, otherwise the closest mapped reference point). Reference-to-station distances are straight-line, not walks. “Outside Greater London” uses the catalogue place's region, not a home boundary check.

Each home-price figure names its property type, geography and period: HMLR completed-sale district medians, Sep 2024–Aug 2026, or ONS neighbourhood medians, year to March 2026. At least ten sales are required. No all-type or pooled-neighbourhood median is invented. With a budget, a place qualifies if at least one labelled geography has a published median at or below it; that does not mean every home is affordable.

ORR Table 3130 (new tab)National Rail (new tab)Land Registry (new tab)ONS HPSSA (new tab)

The ranking below is calculated from the same evidence as the London Commute Finder. It includes the ten highest eligible station Time to 3 figures within our checked catalogue. Reordering the table changes its display, not the reliability rank. Prices never improve a station's railway position.

Why a fast train is not your whole commute

These are the shortest direct itineraries returned for three morning arrival queries — 08:00, 09:00 and 10:00 UK time on Wednesday 28 October 2026 — checked through the existing licensed National Rail Journey Planner on 23 October. This is a bounded morning sample, not the fastest train of the entire day, a service-frequency survey or a promise about tomorrow's timetable. Only each station's existing catalogue London terminal was checked.

Allow separately for getting from your home to the station, waiting, and travelling from the London terminal to your workplace. Compare your actual destinations in Discover before deciding a move saves time. A station with a high station-wide arrival percentage can still have cancellations; a fast train can be infrequent.

Reading the house prices honestly

The price context comes from Go Locate's shared place-price evidence, not listing asking prices or a valuation of a home near the station. The default comparison is semi-detached homes; the finder also offers detached, terraced and flats.

Where a town's postcode-district basis is owner-confirmed, figures are HM Land Registry completed-sale medians for September 2024–August 2026. Other places retain published ONS neighbourhood medians for the year to March 2026. Each figure names its own geography, period and source. We never average neighbourhood medians together; a range covers separate published neighbourhood figures. Fewer than ten recorded sales means no published figure.

The latest UK House Price Index release is August 2026, published on 21 October 2026. That provisional average-price index is not a station-area median, so we have not substituted it for these completed-sale figures. A lower median is context, not evidence that a particular house is good value.

Start with your life, not a league table

A direct Waterloo train may be useful if your workplace is near Waterloo, but less useful if you need to cross London afterwards. A 30-minute train is not a 30-minute door-to-door commute. Schools, healthcare, friends, family, your weekly attendance and home-running costs can change which place works best.

Open a place's evidence, then use Discover to compare that place against the journeys and budget you actually have. Discover remains available without an account; nothing in this guide is a personal recommendation.
